- Building plans review and design recommendations.
- Formulation of first year budget and projected levies (based on actual and estimated expenditures together with the building plans.)
- Assist with the establishment and customisation of the house rules.
- Establish and update the database of registered owners (in co-operation with the conveyancer).
- Assistance with the management of the property from the first occupation.
- Arrange insurance for the buildings including common property and related improvements.
- Open accounts with the local authorities and utility companies.
- Arrange quotes and appointment of security, cleaning, caretaking, meter reading, garden maintenance, refuse removal and other necessary soft services vendors.
- Facilitate the handover of common property to the board of trustees/directors.
- Advice on relevant property management issues e.g. common property (parking bays, storerooms, etc), enforcement of rules, credit control policies, financial management etc.
- Provide owners with important information regarding ownership & responsibility in homeowners associations and sectional title schemes.
- Arrange, give notice and facilitate the inaugural general meeting in line with the relevant legislation.
- Assist with the developer reconciliation account to be presented at the inaugural general meeting.
